Indicative only. Lenders assess income types, expenses and liabilities differently, so actual capacity varies by lender and can differ materially from this estimate. This is not credit advice or an offer of credit.

The difference between lenders on the same numbers is often six figures. See yours properly:

How this is calculated
  • Repayments are assessed at your rate plus a 3% APRA serviceability buffer over a 30-year principal-and-interest term.
  • Living expenses are floored at an indicative HEM-style benchmark, because most lenders use the higher of your declared expenses or the benchmark.
  • Credit cards are assessed on the limit, not the balance, at approximately 3.8% of the limit per month.
  • Tax is estimated from gross income using indicative average rates, not your actual tax position.
  • A margin is applied to reflect that lenders assess conservatively. Individual lender policies vary significantly.
