Finance Brokers in Canberra, ACT
Finance for the capital, and the region around it.
Public sector careers, defence postings and a tightly held property market. Our Canberra clients get lending built for how the ACT actually works.
Canberra
A stable market with its own rules, and lending that reflects them.
Canberra has an unusually high proportion of secure public sector and defence income, which lenders generally view favourably, alongside a leasehold land system and a stamp duty regime that differ from every other state. Both matter more than most buyers realise.
We work with clients across the ACT and into the surrounding NSW region, from first home buyers navigating the ACT concession scheme through to investors and business owners.
Secure income counts for a great deal. It still needs to be presented to the right lender.

Local knowledge
What we see in the Canberra market.
Secure income, still worth structuring
A high proportion of ACT borrowers hold public sector or defence roles, which lenders generally view favourably. That strengthens a file, but it does not remove the need to structure the loan properly, and it does not make every lender competitive.
ACT duty works differently
The ACT has moved away from a conventional stamp duty model and runs its own concession scheme with income and property tests. It is one of the few places where the duty question genuinely needs checking rather than assuming.
Leasehold land
Land in the ACT is held under long-term Crown lease rather than freehold. Lenders are used to it, but it does occasionally surface in loan documentation and in how a property is assessed, so it is worth understanding early.
A significant apartment market
Inner north and town centre apartments make up a large share of purchases here. Size, building profile and postcode concentration all affect which lenders will fund the purchase and at what LVR.

Where we are
Common questions
Canberra home loan and finance questions.
Yes, at 6 Hawdon Place, Dickson. Most clients do everything by phone, email and video, and a director handles your file end to end regardless.
The ACT runs its own system, including the Home Buyer Concession Scheme, which can reduce duty to nil for eligible buyers under an income threshold. Property and income tests apply, and thresholds change, so we confirm current criteria rather than working from last year's.
Not in practice for standard residential purchases. Lenders in the ACT are entirely familiar with the Crown lease system. Your solicitor or conveyancer will explain what it means for the title itself.
Yes. Posting cycles, rental of a former home and Defence Home Ownership assistance all interact with a loan application, and they are worth planning around rather than working out after you have signed a contract.
Yes. Lenders apply tighter LVR limits and fuller valuations as loan sizes rise. We match your purchase to lenders with appetite at that level and prepare the application so the valuation and credit assessment line up.
Rarely in practice. Residential land in the ACT is held on a Crown lease rather than freehold, and mainstream lenders are used to it. The details of the lease and any purpose clause still matter, so we check them as part of the purchase.
The ACT has been gradually reducing conveyance duty and shifting the cost into general rates since 2012, and it offers a Home Buyer Concession Scheme for eligible buyers based on income. Thresholds change each financial year, so we confirm the current rules for your purchase.
Yes. Many lenders view Australian Public Service employment favourably, and Defence allowances and housing assistance are treated differently from lender to lender. We present your income and entitlements the way the chosen lender assesses them.
