Local knowledge

What we see in the Sydney market.

Deposit and duty are the constraint

In much of Sydney the binding constraint isn't borrowing capacity, it's the cash needed to complete. NSW transfer duty on a median-priced purchase is substantial, and the first home buyer thresholds cut out at levels that exclude many inner-suburb purchases.

Apartment lending policy varies

Lenders apply different rules to apartment size, building size, postcode concentration and off-the-plan purchases. A property that one lender declines outright will be straightforward for another. It's a policy question, not a credit question.

High-income, complex structures

A significant share of Sydney enquiries involve bonus income, equity compensation, trust distributions or company structures. These are read very differently across lenders, and presentation matters.

Investors buying outside Sydney

Many Sydney-based clients we work with are buying interstate, frequently in South-East Queensland. Structuring lending so those purchases don't strangle future capacity is the recurring theme.

General observations from our own client work. Not market forecasts, property advice or a prediction of future values.

Common questions

Sydney home loan and finance questions.

We work with Sydney clients from our Darlinghurst address and by phone and video. The process is identical wherever you are. A director handles your file end to end.

NSW has its own duty scale and a First Home Buyers Assistance Scheme with full exemption and concession thresholds that differ from Queensland and Victoria. Our stamp duty calculator applies the NSW rules.

Yes, and the reverse too. A large part of what we do is helping clients purchase interstate, which is mostly a question of lender selection and structure.

Regularly. Apartment lending is where lender policy differences show up most sharply. Size, building profile and postcode all affect which lenders will fund the purchase and at what LVR.

Yes. For purchases in suburbs like Vaucluse, Double Bay, Bellevue Hill and Mosman, the deciding questions are each lender's appetite for the loan size, the maximum LVR at that level and how the valuation will be done. We sequence these so your approval reflects the actual property, not just your borrowing capacity.

Often. Some lenders offer eligible professionals a higher LVR with Lenders Mortgage Insurance reduced or waived, which can make a real difference to the cash needed in Sydney. Eligibility depends on your profession and the lender's current policy, which we confirm first.

In many cases. Bridging finance covers the gap between settling your purchase and selling your current home. Lenders assess the peak debt and the end debt, and terms differ widely. We set out both scenarios, including a slower sale, before you commit to an auction or contract.

All of greater Sydney, from the Eastern Suburbs and Lower North Shore to the Inner West, Northern Beaches and Hills District. Most clients work with us by phone and video, and we meet at Potts Point when you would prefer to meet in person.

The process

How it works.

  1. Tell us what you're trying to do

A quick conversation gives us the context: your goal, your timeline and where you're up to.

  2. We assess your position

We look at your circumstances, objectives and the lending options actually available to you across the lenders we have access to.

  3. We structure the strategy

We identify an appropriate lending approach, and explain the trade-offs in plain English before you commit.

  4. We handle the process

From application through to settlement, we stay involved and keep you updated.
