Business, Commercial & Asset Finance
Finance the plan, not the panic.
The order that's too big to turn down and too big to fund. The equipment that broke this week. The premises decision you've been putting off. Business finance works best arranged before you need it, but we're used to the other version too.
- Working capital structured around your actual cash cycle

The situation
Growth shouldn't feel like a cliff.
Most business finance problems aren't credit problems. They're timing problems: money goes out to fulfil the work months before it comes back in, and a bank facility built for a different cash cycle doesn't bridge the gap.
Meanwhile equipment finance, commercial property and working capital usually get arranged by three different people who never speak, and the business owner carries the coordination.
We structure across commercial, asset, equipment and working capital finance, with your business and personal lending in the same view.
Why Finstac
What we finance.
Working capital
Facilities structured around your cash cycle, so a big order funds itself rather than draining the business.
Commercial property
Premises purchase, investment commercial, and the lease-versus-buy question, assessed properly rather than assumed.
Equipment and assets
Vehicles, machinery and equipment. Chattel mortgage, lease or rental, structured to suit the asset's working life.
Business and practice acquisition
Buying a business or practice, including how lenders assess goodwill, transition risk and the buyer's experience.
Three different problems
Business finance isn't one thing.
Working capital, commercial property and equipment are assessed differently, priced differently and move at different speeds. Start with the one that's actually in front of you.
01
Days to weeksBusiness & working capital
Funding the gap between doing the work and being paid for it. Overdrafts, lines of credit, invoice finance and trade facilities, structured around your actual cash cycle rather than a standard product.
- Big order or contract win
- Seasonal cashflow squeeze
- Expansion or new premises fit-out
- Business or practice acquisition
02
Typically weeksCommercial property
Owner-occupied premises, commercial investment, and the lease-versus-buy decision. LVRs sit well below residential and vary sharply by asset type and tenant quality.
- Buying your own premises
- Commercial investment purchase
- Refinancing existing commercial debt
- Lease vs buy modelling
03
Often daysAsset & equipment finance
Vehicles, machinery and equipment financed against the asset itself. Usually the fastest facility to arrange, and the one where structure most affects tax treatment.
- Vehicles and fleet
- Plant and machinery
- Trade and industry equipment
- Chattel mortgage vs lease
Most commercial and business lending is not regulated under the National Credit Code, which means different protections and disclosure obligations apply. We'll tell you which framework covers your finance before you proceed.

Straight answers
The questions we get asked most.
The things people actually ask before they pick up the phone. If yours isn't here, ask us directly and we'll give you a straight answer either way.
They know your account conduct. That isn't the same as having appetite for your industry or your deal structure right now, and their answer is one answer, not the market's.
It's slow when it's presented badly. Most delays come from lenders asking for information that should have been in the submission. That part is our job.
They handle the books and the tax; we arrange the finance and we'll work with them directly. To be clear, Finstac doesn't provide accounting services. Your accountant keeps that relationship.
Some deals are. Many aren't, and asset finance in particular moves faster than most business owners expect once the file is complete.
Commercial lending is priced deal by deal on the security, the structure and the trading position. We'll give you an honest range early rather than an optimistic number that changes later.
Asset and equipment finance can move in days when the file is complete. Commercial property is typically weeks. The variable is almost always how quickly information is supplied, not lender speed.
It depends on the facility. Asset finance is usually secured against the asset itself. Commercial property against the property. Working capital may require property security or a director's guarantee.
For most SME lending, yes. It's standard, and it's worth understanding exactly what you're guaranteeing before you sign, and we'll walk you through it.
Sometimes, particularly for asset finance where the security is strong. Working capital for a business with limited trading history is harder but not impossible.
Great. We'll work with them directly. They know the numbers; we know which of the 100+ lenders we have access to will fund the structure. Those are different jobs.
Business & commercial · Case study
A contract too big to turn down, and too big to fund.
The situation
A trade business won a contract roughly double its usual size. Delivering it required additional machinery and would leave a significant gap between paying for materials and being paid by the client.
The problem
The bank offered an overdraft increase on a timeline that would have missed the contract start date, and wanted property security the owner didn't want to provide for a working capital facility.
What we did
- Separated the equipment purchase from the cash cycle gap, instead of solving both with one facility
- Arranged asset finance secured against the machinery itself, not the family home
- Structured a working capital facility sized to the actual payment cycle rather than a standard overdraft
- Approached specialist lenders outside the major banks for the working capital component
The outcome
Both facilities were in place before the contract start date. The equipment was financed against itself, and the cash gap was bridged without extending personal property security.
The numbers
- Contract value
- $1.1m
- Equipment financed
- $310,000
- Working capital facility
- $250,000
- Time to approval
- 11 business days
- Personal property security required
- None
Illustrative example based on typical client scenarios. Individual circumstances, lender policies and outcomes vary. Not a guarantee of approval or result.
